光银国际助力越秀REIT成功定价美元债券

近日，光银国际作为联席簿记管理人，成功助力越秀房地产投资信托基金（简称“越秀REIT”）于香港定价5年期2.65%票息4亿美元债券。越秀REIT主体评级为穆迪Baa3和标普BBB-。债券将于香港联交所上市。

越秀REIT（上市代码：00405.HK）于2005年12月21日在香港联交所上市，为全球首支投资于中国内地物业的上市房地产投资信托基金。越秀REIT专注于主要作办公楼、零售、酒店、服务式公寓及其他商业用途的物业，并争取收购带来可观现金流及回报的物业，与抓住透过营运优化取得更高收益增长的商机。现时的物业组合包括位于广州、上海、武汉及杭州的八项高素质物业，物业产权面积共约97.3万平方米。

此次债券发行交易路演期间，市场反响热烈，簿记建档日订单动能充足，最终账簿金额超过25.5亿美元，超额覆盖6倍，成功将债券收益率由初始价格指引的T+275bps 区间大幅分别收窄50个基点至最终定价的T+225bps。在光大银行广州分行的大力支持下，光银国际助力越秀REIT成功发行此次美元债券，为越秀REIT在国际资本市场上获得了更多的投资人认可。以此为契机，光银国际将加大与光大银行广州分行的合作力度，加强业务的联动及协同，未来争取在多层次的业务上实现多元化的合作。

Recently, Yuexiu Real Estate Investment Trust (“Yuexiu REIT”) successfully priced US$400million 5-year 2.65% fixed rate notes (the “Notes”). CEBI acted as Joint Bookrunner and Joint Lead Manager on this transaction. Yuexiu REIT is rated Baa3 by Moodys and BBB- by S&P. The Notes will be listed on The Stock Exchange of Hong Kong Limited.

Yuexiu REIT (HKEx Stock Code: 00405) was listed on the Hong Kong Stock Exchange of Hong Kong Limited on December 21st 2005 and is the first listed real estate investment trust that invest in Chinese properties on the global market. Yuexiu REIT focuses on office, retail, and other commercial purposes, and strives for properties which can bring considerable cash flows and returns and identifies business opportunities for achieving higher revenue growth through the optimization of its operations. The current property portfolio comprises eight high quality properties in Guangzhou, Shanghai, Wuhan and Hangzhou, with a total area of ownership of approximately 973,001 square metres.

The transaction was announced with an initial price guidance of T+275bps area and received overwhelming demand from institutional investors with the final book size over US$2.55 billion, representing 6x oversubscription. This allowed Yuexiu REIT to tighten price guidance by 50bps and the Notes were finally priced at T+225bps. With unreserved support of the Guangzhou branch of China Everbright Bank, CEBI helped Yuexiu REIT to price this transaction successfully and gained more investor recognition in the international capital market. This will strengthen the business partnership between CEB Guangzhou Branch and CEBI and will enhance our future cooperation in striving for various business expansion.
